Three rules
on every
task card.
"Upscale" isn't an adjective on the truck — it's a discipline the crews work to. Every job, from a one-off oven clean to a year-round grounds contract, runs on the same three rules.
- ✓Rule one — card first. No work starts until the task card exists: scope, method, products, and finish line in writing.
- ✓Rule two — two sets of eyes. A supervisor walks every job before it's called done. The card gets initialed, and you get a copy.
- ✓Rule three — leave it cleaner. Crews leave every space better than the card required — reset furniture, straightened mats, lights off, doors locked.
One vendor

Most properties juggle three or four contractors — a janitorial company, a lawn crew, a pressure washer, an exterminator. K&T runs all five trades under one agreement.
The scope runs from office cleaning and washroom sanitation to lawn care and tree work, carpet and upholstery plants, kitchen hood degreasing, duct and gutter cleaning, pool maintenance, mosquito and termite programs, and seasonal snow plowing — a hundred and two services across five crews.
For property managers that means one point of contact, one insurance certificate, one invoice — and one standard applied everywhere.

Yes — Crew 02 covers homes, offices, and facilities; Crew 03 covers residential and commercial grounds; Crews 04–05 serve both on-site and through our cleaning plant. Most recurring work is commercial, but residential routes run weekly.
That's the model. Tell us the property and we'll write one service agreement covering whichever crews you need — janitorial plus grounds plus pest, for example — with a single schedule, invoice, and point of contact.
Every task card lists the products and method for the job — extraction vs. low-moisture for carpets, pressure vs. soft-wash for exteriors, treatment vs. exclusion for pests. Where a surface calls for it, we use manufacturer-approved or eco-friendlier alternatives, and we'll flag anything that needs a licensed applicator.
Recurring service is quoted per visit on a written schedule; one-time work is quoted flat after a walk-through or photos. Quotes come back within one business day — no charge, no obligation.
